How to Protect Our Assets from Intruders

The thought of a home intrusion or burglary is something that is everyone’s worst nightmare. Our homes are not built to be completely intruder-proof. The good news is you can take action to minimize the chances that your home will be attacked. Check out some home security tips below.

  • Look for weaknesses around your home- Inspect the outside of your home for anything that could make it vulnerable to burglars. For example, ensure that screens are secured, windows don’t easily pry open, or left open. While you’re outside, look through your windows to check if your valuables, such as electronics or jewelry can be easily spotted. By moving them out of view this  could deter thieves from entering your home.
  • Trim shrubs and trees in your yard- Burglars can use untrimmed shrubs around your house to cover and hide. Trees and bushes can be used to gain access to the second level as well. Robbers could use long tree branches to break into your home. Thus, keep your shrubs and vegetation trimmed ­– under two feet in height and at least two feet away from the house. 
  • Install a fence- Intruders rarely want to jump over fences while carrying stolen goods. If you don’t have a fence already, build one to keep unwanted visitors at bay. Choose a style like an open chain-link or ornamental metal fencing that’s secured into concrete. If solid fences are installed it may be easier to climb and may offer thieves a place to hide.
  • Use curtains or blinds on windows- Keeping your goods inside is a good idea, but you also need to ensure they can’t be seen from the outside. Put up curtains or blinds in your home, in your garage, and in front of basement windows for privacy and protection.
  • Keep windows, doors, and gates locked- Never leave your garage door open even if you’re at home!! Invest in a quality padlock for your outside entrances. On the outside fences install latches with locks on top and bottom. This will ensure the fence wont be able to pry open. To reinforce your doors, install deadbolts in addition to locks on the door handle itself. Don’t leave your home without locking the windows and doors, even if it’s a short trip.
  • Have large numbers for your house- Install large and reflective numbers on both your house and mailbox. This helps police easily identify your home in case of an emergency. Crooks prefer homes that are hard to identify as it can buy them time to run. 
  • Secure valuables in a safe- A good safe not only keeps your valuables safe from theft, it also keeps them safe from flooding, fire or other disasters. If you have a small safe or lock-box, consider bolting it to the floor to prevent thieves from taking it. Also, keep your safe in an area of your home that’s hard to access.
  • Install a home security system-  In today’s market home security systems are not only affordable but very easy to use! Home security system can be customized with tons of features. From the basic doorbell wireless camera, to the intricate full home security system with door and window sensors and 12+ camera systems. In addition to the security system, install sensor lighting outside your home. This can help deter thieves as it gives light to the area occupied. 
  • Get a dog- A large breed such as a German Shepherd is the ultimate security system. They provide advanced warning of thieves and can be reliable during power outages. Thieves hate noisy and protective dogs. (Please train your dogs to respect your local ordinances. We Love all animals!) 
  • Befriend your neighbors- It helps a huge deal to know that your neighbors are on the lookout for suspicious activity around your home. You should do the same for them! Get to know your neighbors so you can tip each other off in case a thief sneaks into your neighborhood.

By putting these tips into practice, you’ll hopefully discourage unwanted intruders from entering into your home. The fewer weaknesses your home has, the less likely it is to get robbed.

Tips to Prevent Water Damage to Exterior of Home

Water can enter your home in many ways and end up damaging the foundation. To fight back against water intrusion, take preventative measures both on your home’s interior and exterior.

Here are essential tips to safeguard your home’s exterior from water damage or mold occurring. 

Roof

  • Check your roof to ensure the shingle’s, flashing’s or tile’s aren’t missing, broken, cracked, curled or damaged in any other ways.
  • Make sure the vents, flues, chimneys, air conditioners, and evaporative coolers are properly installed and in good shape.
  • Check for leaks around rooftop air-conditioning units, vents for exhaust or plumbing, or other specialized equipment.
  • Cut tree limbs that hang above your roof, so they don’t cling to shingles and trap moisture. Leaves or twigs can also clog your gutters.

  • Ensure these are clean, free from debris, and in good condition so that water can flow freely.

  • Check for leaks near the corners of your doors and windows. Signs of leaks include peeling paint, paint discoloration or swollen frame.
  • Protect exterior doors and windows from the sun, rain, and snow by installing overhangs above them.
  • Close your doors and windows to check for a tight fit. Look for cracks between the sash and frame of your windows.
  • Repair or replace damaged flashing or weather-stripping around windows.

  • Check and repair cracked or broken siding boards, bricks, stone or other masonry, as well as structural sheathing.

  • Check for signs of termite activity on the walls and the wooden structures around your foundation. Termites can eat wood, plaster, and even metal siding.
  • Ensure that the exhaust vent doors properly open and close.  
  • Remove any shrubs and other landscaping features from along the walls.
  • When irrigating the garden, avoid directing water towards the house to prevent excessive water near the foundation.

How to Restore Hardwood Floors After Water Damage

As in all water-related property damage, TIME is of the essence. Floors are at a greater risk for permanent water damage and mold growth if you don’t take care of water or moisture immediately. Hardwood flooring will absorb moisture quickly due to its density. Besides rapid response time, successful hardwood floor water damage repair depends on the type of flooring, wood, and finish, method of installation, amount of moisture, and replacement value.

For hardwood floor water damage restoration, consider hiring a professional disaster restoration company. How to Repair Hardwood Floors

  • Wear protective gear such as gloves, rubber boots, and a mask.
  • Stop the flow of water!
  • Turn off the power to the affected room until the water has been removed.
  • Assess the damages before you begin the restoration to determine whether to clean up or replace the floor. Take photos, list damaged items, and show them to your insurance company.
  • Remove any items (carpet, furniture, etc.) from the floor and take them to a dry area.
  • Open windows and doors to allow moisture to evaporate more quickly.
  • Start removing the excess water with a wet/dry vacuum cleaner or with mops. Anything to remove water is ideal. If the water level is deep, use a sump pump to drain the water. Asking someone to help you can finish the task faster and avoid further damage.
  • Use dehumidifiers, heaters, and fans to speed up the drying process. Place them evenly spaced out in the flooded area. Direct the fans towards the floor’s surface or wet areas.
  • Clean any debris from the floor with a non-abrasive brush and detergent while the heaters, fans, and dehumidifiers are running. Rinse the floor with clean water and continue to dry the floor.
  • Using a sanitizer to eliminate any bacteria growth is recommended.

What Type of Flooring is Installed?

Inspection is always crucial when starting to repair any hardwood floor that has water damage. Hardwood flooring comes in a variety of species, such as oak, pine, maple, and cherry. More and more exotic species are being used in flooring. Every type can expect different challenges in the drying process because of the varying levels of moisture absorption.

There are also varieties of flooring that look like wood but are not. These floors will sometimes have a laminate on the surface and a particle board substructure. When moisture gets beneath these floors, drying is nearly impossible. The inability to dry these surfaces is due to moisture being trapped under the laminate, which acts as a vapor barrier. Professionals will also assess the initial installation method of the hardwood flooring. Original installation may be nailed, glued or installed in a floating method.

  • When nailed floors have suffered from water damage, the nails may lift.
  • If the floor has been glued onto the substrate, the moisture may release the glue.
  • In the case of a floating type floor, it may not be true wood and may be a laminated product. Tongue and groove hardwood flooring may “cup” after absorbing moisture.

Patience in Drying Hardwood Floors

Once the technicians have determined the wood floor type and installation method, drying can begin. Using surface and/or subsurface drying methods and proper dehumidification, technicians can force airflow beneath the surface of the floor (in a positive or negative manner) to remove this moisture. It may also be necessary to access the floor from below for faster drying. Specialized equipment using drying mats can be placed to pull moisture from the ends of the hardwood floors. Hardwood typically has flutes that allow water or air flow to move in a parallel direction with the hardwood.

Effective drying of a hardwood floor is a slow process. It will sometimes take 7 to 10 days for the floor to release enough water to complete the forced drying process. Removing all the absorbed water from the floor can be costly, but very inexpensive compared to replacement. 

The hardwood drying continues until the wood’s moisture levels reach the floor’s dry standard. At this point, nature will acclimate the floors to the atmospheric conditions they are installed in. Repairing the Finish

Once the hardwood floor is dry, there may still be damage to the floor finish. Finishes, such as waxes and polyurethane, may inhibit the evaporation of the absorbed moisture. They will sometimes have to be removed in the drying process to allow for moisture removal.

If the hardwood floor cups slightly, the finish may check and crack due to the movement of the wood product. This is a normal part of the drying process. Once the floor is completely dry, the floor can be refinished once it has acclimated. The acclimation process can take up to a few months.

What Are The Differences?

Smoke alarms typically come in two kinds: Ionization and Photoelectric. Depending on the source of the smoke, one of the alarms gives a faster warning compared to the other. Do you know which type of smoke alarms your home is equipped with?

Ionization Smoke Alarms

  • These type of smoke alarms respond faster to flaming fires, meaning those that produce a high amount of heat.
  • An example would be fires started when an oil wax burner tips over and ignites a comforter or bed.
  • Ionization smoke alarms work best in rooms where you have highly flammable items like paints, grease, papers or storage areas. 
  • Ionization smoke alarms have a small amount of radioactive material (Americium-241) between two electrically charged plates. When smoke enters the alarm chamber the radioactive material reacts in such a way that it triggers the alarm. 

Photelectric Smoke Alarms

  • Photoelectric smoke alarms respond faster to smoldering fires, Meaning fires that burn slowly and cause less heat.
  • One type of fire that could occur is when a cigarette falls onto a couch cushion. The slow burn of the cushion could cause significant smoke which triggers the alarm.
  • Photoelectric smoke alarms have a different mechanism for detecting smoke.  The alarm chamber has a light that is reflected onto a sensor when smoke enters the chamber, it activates the sound of the alarm. 

Why Use Both in Your Home?

  • Both types of alarms have their advantages as both types of fires occur in residential and businesses alike. 
  • If you have ionization alarms in your home you should install a separate photoelectric alarm or vice-versa. If you don’t know which type of alarm you have, check the owners manual. (typically tucked inside the alarm). It should also say on the back of the alarm. You should see “Photoelectric” or ” Ionization”, or possibly  even “P” or “I”.
  • While an Ionization alarm will eventually detect a smoldering fire, it will do it at a much slower rate than a photoelectric alarm. Thus,its recommended to use a combination of both smoke alarms. to receive the fastest warning.
  • Alternatively replace your existing alarms with a combination alarm that includes both of the technologies in one single device.
  • Make sure to have smoke alarms in every bedroom, outside each sleeping area, including the basement, and every level of the home.

Vented vs. Closed Crawlspace

The Treasure Valley has seen a rapid growth in Closed Crawlspaces in the recent growth boom. Why are closed crawlspaces becoming so popular around the Treasure Valley? Most of the valleys home builders are applying this method to their new construction. A conditioned crawl space, also known as a sealed, unvented, or closed crawl space, significantly reduces or eliminates many of the problems of the traditional ventilated crawl space. It does this by allowing conditioned air from your home to flow through it in a sealed space, which then vents the used air to the outside of your house. Think of it as a mini basement under your home. Not only does a conditioned crawl space significantly improve the air quality in your home, it reduces your heating and cooling costs. Mold or moisture problems will happen with conditioned or vented crawls spaces alike. if the crawl space is high in moisture, or wet, you need to correct the problem and get it dried out! vents or small fans will not do this!

Vented Crawlspaces are best to keep the vents open during the hot humid months to help keep air changes occurring tin the crawlspace. If you have a vented crawlspace making sure all the plumbing is insulated and the sub floor is insulated to help reduce energy costs. Concrete Slab

The foundation that your house is built on can have a major impact on the structural integrity of your home. A slab foundation is made of concrete that is typically 4”-6” thick in the center. The concrete slab is often placed on a layer of sand for drainage or to act as a cushion. Houses built on a slab lack crawlspaces, and there is no space under the floor.

Concrete slabs are more common in warm states where the ground is likely to freeze and cause the foundation to crack. In the Treasure Valley heating units are often used to keep the slab from freezing during cold winter months. Some houses don’t have a basement or crawl space under them but are simply built on a concrete slab – perhaps because the house sits on bedrock or a high water table. The concrete is poured onto the ground all at one time. Some foundations have post tension cables or are reinforced with steel rods called rebar so that the slab can bearing the weight of the house.

Some advantages of a concrete slab are that it takes less time for a concrete slab to dry. Less downtime means that construction can move along without delay. There is no need to wait the several days it takes for the concrete in a poured basement to cure and dry. Slab foundations minimize the risk of damage from flooding or the leaking of gas, such as radon, from a basement or crawl space into the house. A concrete slab can protect a home from termites or other similar insects as there are no open spaces underneath the house that provide access to wooden joists or supports insects could chew. Cost savings is one of the biggest advantages. In many cases, the home buyer can shave as much as $10,000 off the cost of the house. If it is built on a slab there is no crawl space or basement t budget for. This is particularly true when a builder has to carve a basement out of solid rock—a very expensive proposition.

Some disadvantages of a concrete slab are termites and other pests cannot gain access directly beneath the house, they can enter through the walls since the house is typically closer to the ground. This is particularly true if the siding is made of wood and sits on the ground. An air-conditioning unit and furnace may also have to be installed on the ground floor, which means that they will take up room that might otherwise be used for other purposes. One of the most significant potential disadvantages is if the slab cracks. This can substantially compromise the structural integrity of the house and be difficult and expensive to repair. Among the factors that can result in a slab cracking are tree roots, soil displacement, earthquakes, or frozen ground.

Idaho's Least Common... Basements

More often then I hear questions as to why Idaho does not have many basements in the homes. Its a very good question to ask with yet a very simple answer. The Treasure Valley has a very high water table. Even though Idaho’s climate is of a dessert if you dig just a few feet below the soil in many areas you will encounter wet soil. The high water tables are not a good match for basements or swimming pools. There are homes with basements in the Treasure Valley. They are not common and often times where the water table is not so close to the surface. 

Even pools have the chance of cracking and pushing to the surface if placed in an area where the water table is near the surface.

Are Mold Spore Dangerous?

The Myth Of Killing Mold With Bleach

Most homeowners initial instinct when they encounter mold may be to grab a spray bottle and try to kill it with bleach. Our advice, NEVER reach for a bleach bottle and don’t panic. If mold is on a porous material like drywall bleach will only reach the surface level of the porous material. 

“Don’t “kill” or spray mold! Instead, properly remediate it and hire a professional with experience and references that knows what they are doing…. We “killed” mold, sprayed with Lysol, bleached sub-floor and ran fans, replaced carpet but left mold in the sub-floor, walls, etc. Eight months later I was so sick I could not get out of bed….Not one spray has been shown to denature these toxins. Some sprays appear to make toxins worse or more airborne. Humans cannot smell most mold toxins, especially after the mold is “dead.” They are so small that they cannot be seen. They are so tiny that they generally cannot be removed with air purifiers or filters. But they are deadly.” Stated by Christa Upton a Mold survivor 

The main problem with mold is that there is a lot of bad information, especially on the internet. Many DIY solutions recommend that it is safe to kill mold. However, as the case with Christa simply killing the mold is unproductive and can lead to serious health problems. Unfortunately, because of the lack of regulation in the mold remediation industry, even some contractors BELIEVE that killing mold actually works. These contractors are generally speaking poorly trained and educated on mold and the dangers from exposure. There is no “quick fix” for mold situations. The best thing to do as homeowner is to leave it undisturbed, so the spores do not become airborne. If it is in a visible place use a trash bag and tape to cover if until a professional can remediate it properly. 

If you are in need of a professional be very cautious of any contractor who states they can spray or have a magical solution to kill the mold. Dead molds mycotoxins are as dangerous as live spores. 

Mold Facts You Need To Know

  1. Mold thrives when moisture is present. Removing mold without addressing the source of the problem is not a long term solution. As the mold will grow back without the moisture being eliminated. Before any mold removal, the moisture problem must first be found and fixed.
  2. Exposure to mold spores, both live and dead, and their byproducts like microbial volatile organic compounds (MVOCs), mycotoxins, connecting filaments, etc. can cause illnesses ranging from minor allergic reactions, respiratory problems like asthma and sinusitis, to more serious, life threatening illnesses.
  3. Speaking with restoration knowledge, not a professional or licensed doctor, every person responds to mold differently. Some people will get water eyes, and a runny nose from the moment they contact a room with elevated spores. Other people can remove the materials that are affected with little or no consequences. 
  4. Mold is a biological agent that will continue to grow as long as the right conditions exist. This is the reason that mold is such a concern because it will continue to thrive and grow unless the moisture issue is eliminated. 
  5. Contractors trained in mold removal, refer to the process as “remediation” because they have invested in specialized training and equipment and take precautions to prevent the spread of the mold in other parts of the building. Mold remediation specialists will never recommend a “quick fix” because they understand that relying on mold sprays, bleach, biocides, and fungicides are an ineffective “short cut” to mold removal.

The Myth About Bleach Killing Mold

“Perhaps the most misunderstood aspect of bleach when proposed as a cleaner or sanitizing agent is that its effectiveness is greatly reduced in the presence of organic material. To be a successful sanitizer, bleach must be used on clean materials and surfaces. One of the greatest invention thus far today has been the Internet. It has given everyone an equal opportunity to search and invest their time into any topic of interest. Unfortunately, this does allow for both good and bad information to be available for research. As we are barely getting into the scientific studies on mold and the effects of exposure, it is hard to gain valuable information.

In respect to mold, the internet is full of incorrect information! Bleach may have some impact on non porous materials such as bathroom glass, tile, or porcelain toilet but it is completely ineffective on porous materials. 

If you spray bleach all over your “black toxic mold” you won’t kill every single spore….To kill every single mold spore using bleach, for example, you’d have to use such a high concentration of disinfectant and you’d have to keep it on the surface for so long that more likely you’d damage the structure – and still miss some toxic spores.Should we be trying to kill mold? 

Bleach does not address the problem! Experienced Remediation specialists understand the most effective way to deal with mold is to first fix the source of moisture.

The next step is to set containment with plastics, tapes, and poles if necessary to secure the containment and block off any HVAC or areas for air movement.

Set up an AFD ( Air Filtration Device) to create negative pressure allowing to clean the air during air exchanges. 

Then remove the materials under containment making sure to HEPA vacuum bags as they leave the containment. All occupants should be required to wear a full face mask with proper PPE attire.

Proper removal of mold contaminated materials like drywall, carpet, soft goods, insulation, and other porous materials is essential because mold has hyphae, which are basically roots that embed themselves in the material. This is the reason that bleach does not work. Bleach may kill some of the surface mold, but it will not be able to penetrate and kill the roots. The other reason bleach is a problem is that it is diluted with water. Spraying this is counter-productive because water is an essential ingredient mold needs to grow. Keep in mind, even if another biocide or fungicide is sprayed on the material, killing the roots, the material will still be contaminated with dead spores. The best course of action to permanently deal with a mold problem on porous materials is to properly dispose of the contaminated material.

 

Dead Mold Spores Are Dangerous

Even if in theory we could “kill” every spore, the assumption that they are unimportant is highly questionable. “Dead” spores often contain allergens or toxins that are just as harmful to someone breathing them or getting such mold in one’s eye or in a cut, as before….The object is not to “kill” mold, it is – to remove the mold reservoir in the building by physical cleaning or in cases of items that can’t be cleaned, such as drywall, soft goods, carpets, furniture, or insulation, remove the moldy material – to identify the cause and make sure that’s been corrected.”  How to Kill Mold.

White Mold

White mold is a term that applies to many species of mold which can grow in homes. Like any other mold, it may compromise your property and health if you don’t deal with it. Although color may be common with certain species of mold, one type of mold may have multiple colors during its many stages. Generally, it’s not necessary to determine the type of mold you have in your home – all molds have similar negative effects. Read on to learn what white mold is and how it can affect your health.

What is White Mold?

White mold is not a specific type of mold – many species of mold may appear white. The species of white mold commonly found in homes are aspergillus, cladosporium, and penicillum. All these molds may also appear gray, green, black or other tints. Moreover, all molds thrive in moist areas where a food source like wood is present.

Some molds may appear white in their early stages of development. Later, these molds may change color after producing spores. Yet, many molds appear white regardless of age because their spores are not pigmented. The lack of spore pigmentation is caused by the type of material it’s growing on.

Also, white mold appears as powdery and may blend in with the materials it’s growing on, which makes it hard to tell that it’s actually mold.

White Mold vs Mildew and Efflorescence

Sometimes, people confuse white mold with mildew, which may also have a white appearance. However, mildew rarely grows on surfaces other than plants and doesn’t destroy materials. White mold, on the other hand, penetrates the surface of porous materials like wood or drywall and can ruin them.

It’s also common for people to confuse white mold with a substance called efflorescence. It’s a type of salt deposit caused by salty water which seeps through concrete, brick or stone. When the water evaporates, it leaves behind a white crystalline substance that looks like white mold.

Unlike white mold though, efflorescence does not pose any health risks and won’t grow or spread.

To tell whether a substance is white mold or efflorescence, just look at the affected surface. If it’s masonry, it’s most likely efflorescence. Also, put some of it into a drop of water and if it dissolves, it’s not mold. Lastly, squeeze some of the substance between your fingers and if it breaks into fine powder, it’s efflorescence.

Is White Mold Dangerous?

All types of mold, including white mold can cause health problems. White mold should be removed as soon as possible to avoid any health risks and/or structural damage. Even milder forms of white mold can endanger your health.

Since some people don’t realize that white mold is actually mold, it may put them at risk for extended periods of exposure.

The symptoms induced by white mold can include allergic reactions, respiratory infections, eye irritations, dizziness, nausea, headaches, and even depression but are not only limited to these symptoms.

Exposure to any mold spores, both live and dead, and their byproducts like microbial volatile organic compounds (MVOCs), mycotoxins, connecting filaments, etc. can cause illnesses ranging from minor allergic reactions, respiratory problems like asthma and sinusitis, to more serious, life threatening illnesses.
